I think the size and architectural style of WPV is really great. The properties seem very well laid out and the amenities are really pleasant. The neighborhood has and will continue to improve as housing opportunities take over the vacated warehouses/factories. It's urban living and has its pros and cons. To view crime stats, you can use KCRA's crime tracker at http://www.kcra.com/crime/index.html.

I'm not a big fan of Tapestri Square - it seems limiting to a broad range of demographics (read: future buyers!). The bedrooms at street level are tough for families (kids sleeping two floors away...) and seniors have to get the optional elevator, and then that's kinda limiting.

Washington Park's public school in the neighborhood serves Midtown's children and not a strength of the neighborhood (see test scores) - however there is a great private elementary school, in the event you have children (and for your resale knowledge).

I'm disappionted with the fact they didn't create front porches, like true NY bungalow styles. There's no connection to the outdoors there!

I've been living, working and shopping in Midtown since 1990. As a Realtor, I am highly familiar with resale and new construction homes. If I can be of service, please don't hesitate to contact me.
